Chapter 1

Why Buyers Are Choosing Metro Atlanta

Metro Atlanta is one of the fastest-growing metropolitan areas in the United States — and the suburbs are where most of that growth is happening.

  • Job market. Atlanta is home to headquarters of Coca-Cola, Delta Air Lines, Home Depot, UPS, and dozens of Fortune 500 companies. Microsoft, Apple, Google, and Amazon all maintain major Atlanta presences. Unemployment consistently runs below the national average.
  • Cost of living. Compared to other major metros, Atlanta offers significant value. Median home prices are lower than comparable cities while salaries in many industries are competitive.
  • In-migration. Atlanta is one of the top destinations for domestic migration. Remote workers, professionals, and families are moving from California, New York, Illinois, and the Northeast in significant numbers — driving sustained housing demand.
  • Hartsfield-Jackson Airport. The world's busiest airport makes Atlanta a global hub — a major quality-of-life advantage for frequent travelers.
  • Culture and lifestyle. Atlanta's food scene, arts, sports (Falcons, Braves, Hawks, Atlanta United), and the 22-mile BeltLine trail system make it genuinely livable.

The North Suburbs

The North suburbs are the most desirable and most expensive in Metro Atlanta, driven by top-tier school districts, corporate campuses, and proximity to major employers.

  • Alpharetta: Tech corridor — Microsoft, NCR, McKesson, and 700+ tech companies. Top-rated Fulton County schools. Walkable downtown, Avalon development. $450K–$1.5M+. Best for: tech professionals, families, luxury buyers.
  • Milton: Equestrian community feel, large lots, rural character. Top-rated schools. One of the most affluent zip codes in Georgia. $600K–$3M+. Best for: buyers seeking space, privacy, and top schools.
  • Roswell: Historic downtown, excellent Fulton County schools. More affordable entry point than Alpharetta or Milton. $350K–$900K. Best for: families, professionals, buyers wanting walkable community.
  • Johns Creek: Consistently ranked among the safest and most livable cities in Georgia. Top-ranked schools (Northview High area). $400K–$900K. Best for: families prioritizing schools and safety.
  • Cumming / Forsyth County: One of the fastest-growing counties in the nation. More affordable than Alpharetta or Johns Creek. $350K–$700K. Best for: buyers seeking value near the North corridor.
  • Woodstock / Cherokee County: Charming downtown, strong community identity, excellent schools, growing employer base. $300K–$600K. Best for: families, move-up buyers, value seekers.
